This sprawling 4 bedroom plus housekeepers suite home remains abstract, but Cunningham succeeded through palette and symbols in layering the design with associations that give the home a memory dimension. By playing with the mind as well as the senses a phenomenal environment was achieved when Cunningham simplified the prevailing “Rancho” style and polished it with Modernist essentials of solid and void. The high driveway engages visitors as it proceeds through an lush allee of pepper trees and arrives at a circular motor court bordered by high walls. Here a playful sense of suspense has been created by hiding the entry of the home. One sees only two gaps in a cylinder and steps forward into either, in the company of a little rivulet originating on the high side of the circular courtyard.  Sweeping steps cascade down to a landing that is isolated by two reflection pools on either side of the main entry with a sensational swivel glass structure…Water from the rivulet above flows down the wall of the court across in a small canal, reminiscent of Louis Kahn’s famous channel at the Salk Institute, down the retaining wall to the entry where the concept of water meeting earth is manifested. Inside, an exotic sense is evoked with the use of South African slate flooring, rich in a blend of rusts, grays and blacks. The palette and finish of the slate complements a rare and very rich grained African wood, afromosia which is used throughout. Two fireplaces bracket the living room with a holding water fountain in between — again blending fire and water. Outside the home with most rooms opening onto it, lays a fabulous entertaining deck overlooking a ying/yang shaped pool that spans the length of the home. Nearly every room, including the living room, bedrooms, and family room open onto the deck invoking the utmost sense of open air living!

A quick search on Trulia shows there are currently 5,397 foreclosures for sale in San Diego.  Trulia also offers a platform to ask questions about foreclosures.  Trulia is also a good place to get information on mortgages in San Diego.

Also, the S&P/Case-Shiller Composite 20-city home price index declined 1 percent in November from October, the fourth straight month-over-month drop. San Diego was the only city where home prices increased, while the other 19 cities in the index posted monthly declines. In fact, nine of the 20 markets (Atlanta, Charlotte, Chicago, Detroit, Las Vegas, Miami, Portland, Seattle, and Tampa) hit their lowest points since home values started dropping 4 years ago. Projections are for home prices to decline further in 2011. And then there is the foreclosure situation. According to Realty Trac Inc., banks took back more than 1 million homes in 2010. Foreclosure filings are expected to increase about 20 percent in 2011.

Rents will rise here first and vacancies will fall the most in the five-county region during the next 12 months, the report said.

“After a dismal 2008, Southern California’s apartment markets showed signs of improvement in 2009,” said the report to be presented to the annual Lusk-Casden multifamily housing conference in Los Angeles. “San Diego will continue to outperform the other Southern California markets in rents and vacancy rates, just as it has over the last year.”

Co-authors Richard K. Green and Tracey Seslen forecast a 0.4 percentage point decline in San Diego’s apartment vacancy rate to 4.5 percent. Monthly rental rates will rise a projected 0.7 percent, from $1.52 per square foot to $1.53 next year. For a 500-square-foot apartment, that works out to a $5 increase per month to $765. A year ago, the rate was $1.56, or $780.

The report casts San Diego in a slightly more optimistic light, in contrast to the other four counties, Los Angeles, Orange, Riverside and San Bernardino, where rents are expected to drop, even though occupancy levels are inching up.

Orange County has a lower unemployment rate at 9.7 percent than San Diego County’s 10.6 percent, an all-important factor in determining renters’ ability to afford various types of housing.

“A question is who has the tighter supply at the moment,” Green said. “That’s the most important driver in our models of rents going forward. In both places, we expect rents to be flat for the next year or so.”

Still, San Diego is serving as a bellwether for improved apartment conditions — at least from the investor and landlord standpoint — thanks to military spending and the rising biotech industry. Those and other factors promise to buoy the region in the next year and keep rents from falling further, the report said.

“San Diego is probably a little more amenable to recovery because of the characteristics of where the jobs are, in firms that are more likely to be hiring faster,” Green said. “It’s not like Riverside County, where home building was the principal driver, or San Bernardino, where distribution is the principal driver. Orange County, if you look at its overall history, has unemployment that is very high by its own standards. It was the center of subprime lending. That’s a whole lot of jobs that won’t be coming back anytime soon.”

Making the apartment market slightly more problematic is what the authors call a “shadow inventory.” It’s made up single-family houses and condominiums whose owners have rented them out until prices rise enough for owners to sell them at a profit. There also are thousands of distressed properties bought by investors, who then rent them out. Since figures on those categories are hard to come by, analysts find it difficult to predict how or when the apartment market will return to normal.

Norm Miller, a vice president at Co-star Group in San Diego that tracks real estate trends, said he estimates the size of the shadow inventory nationally at 17.7 million units, nearly as big as the 22 million rental apartments. He guessed the proportion is probably the same in San Diego.

“They can flip back to the owner-occupancy market if the market does better down the road, and at the same time, it’s a way to carry them for now (as rentals),” Miller said. “So they consistently provide a more flexible supply to the rental market.”

For San Diego, he said rental rates may rise faster than the USC report suggests.

“Sometime in 2011, probably earlier in the year, you will see rents start to increase,” Miller predicted. “The first sign of that will be no free rent, less concessions; that might happen by the end of this year.”

But Robert Pinnegar, executive director of the San Diego County Apartment Association, said he does not expect a major recovery in rising rates, though he agrees the signs of an increase are evident.

“San Diego is the bright spot in the nation, outside of Washington, where it has not declined at all,” he said. “It’s the adage — first in, first out with regards to the recession.”

Local real estate professionals predict it will take at least until the end of 2010 and likely well into 2011 for San Diego County’s residential real estate marketplace to stabilize.

While encouraging news has been disseminated of a drop in foreclosures in the county, even as default notices (the first step in the foreclosure process) grew recently, the low inventory of homes is likely to decline even further, according to the industry experts.

“It’s encouraging that default notices have declined by 37 percent from February 2009 to 2010 in San Diego County,” said Robert Martinez, director of research at MarketPointe Realty Advisors, a housing market and consulting firm in Bankers Hill.

However, “The big picture is that the supply of inventory in the county continues to decline,” he added.

According to statistics from MDA DataQuick reported on March 19, trust deed sale notices, the final step in the foreclosure process, totaled 973 last month, a 21 percent drop from February 2009, as banks tried to modify loans or allow homeowners to initiate a short sale for less than the outstanding mortgage balance.

But the rise in default notices in the county to 2,326 in February, from 1,861 in January, reported by ForeclosureRadar.com on March 15, suggests that many local homeowners are still struggling to make their mortgage payments. Statewide in California, notices of default in February rose by 19.7 percent to 31,004 filings; that comes after four consecutive months of decline, ForeclosureRadar.com reported.

Homeowners Mired in Mortgage Debt

“The disconnect between delinquencies and foreclosure sales continues to widen,” wrote Sean O’Toole, founder and chief executive officer of ForeclosureRadar.com in its February California Foreclosure Report posted on the Web site.

“While efforts to slow foreclosures are clearly working, it remains unclear that anything has yet addressed the core problem of excess household mortgage debt,” O’Toole wrote.

TransUnion LLC, a Chicago-based credit and information management company, reported that a record 9.9 percent of mortgage holders in the county were 60 days or more delinquent in the fourth quarter of 2009, with the average mortgage debt for San Diego households being $379,271 by the end of 2009. With the average median home price at $325,000 in the fourth quarter, homeowners statistically owe more on their mortgage than the value of their homes.

Robert Brown, professor of economics at Cal State San Marcos, who tracks home sales trends in the North County, said while listings of distressed properties steadied during the past few months, March already shows an uptick compared to March 2009.
